Prices

Bed and breakfast prices range from £70 per room per night for a double/twin room. Single occupancy, of a double/twin room, rates start from £50 per night. Family room (double plus single bed or triple) from £90 per night and a family room (with double plus two single beds) from £120 per night.

Please enquire as to exact prices at time of booking since rates vary depending upon: length of stay, season or time of year and events (Hogmanay, Edinburgh festival and fringe, Rugby matches), mid-week flexibility etc. All rooms are en suite, one triple/family room with own private facilities. Prices are inclusive of a continental, Scottish or vegetarian breakfast. Rates quoted are per room (not per person) and are inclusive of all taxes.

Reservations

Should you like to make a reservation, after checking availability, please either book directly online, or call or email your full name, address and telephone contact number, plus credit/debit card number, card start and expiry date, card issue number and card three digit security code, so that we can provide a booking confirmation. Please note that we do not accept AMEX. Your card will only be debited should you fail to show up.

Please note that for rugby matches and Hogmanay the first nights accommodation should be paid one month in advance, as a booking guarantee.

When confirming your booking please provide your estimated time of arrival and advise in good time if you are likely to be delayed for any reason.

Cancellation Policy

We recommend that you take out travel insurance just in case you have to cancel due to unavoidable circumstances.

All cancellations must be made in writing and must be acknowledged by us.

Cancellations made up to 14 days in advance of arrival: half the total cost payable, with a minimum of one night payable.

Cancellations made up to 7 days in advance of arrival: total booking cost payable.

Cancellation policy for special events (Hogmanay, Edinburgh August festival, Rugby matches) is 28 days. This also applies to group bookings.
